Oahu, one year later: the market split in two.
I looked at the latest numbers so you don't have to. Here's what changed between August 2025 and August 2026.
Homes are running hot.
The single-family median hit $1.24M, up 12.2%. Homes sold in a median of 17 days (22 a year ago), and 51% closed at or above asking.
Condos are a different story.
The median slipped 1% to $510K. Sales fell 6.6%, inventory rose 4.1%, and there's now almost 7 months of supply. Only 1 in 10 condos closed above asking.
Vacation rentals are adjusting.
Honolulu's average nightly rate is down 8.8% year over year (AirDNA, July 2026), and active listings are down 6.2%. Statewide data shows Oahu's nightly rates about 5% lower in early 2026, while supply shrank.
What it means:
When a condo buyer has 7 months of inventory to browse, or a traveler is scrolling through 10,000+ Honolulu listings, the first photo does the filtering. In a market like this, presentation isn't a bonus. It's how a listing gets picked.
